£46.1m development facility to support the conversion of a redundant office building into studio apartments.

We are providing an 18-month development facility to support the acquisition and permitted development conversion of Griffin House, bringing new residential life to a redundant office building in Hammersmith.

Located between Hammersmith and Olympia, just a six-minute walk from Hammersmith station, the London Zone 2 site will be transformed into studio apartments.

This latest loan, builds on our established relationship with our borrower, having worked together on multiple permitted development schemes, including 200 Hammersmith Road. This enabled our team to navigate a complex transaction, with a competitive bidding process creating a tight timeframe to deliver the funding.

Our team worked closely with Sheen Lane to find practical solutions to the challenges of the deal. As the project progresses, our agile approach to drawdowns will support the pace of the developer’s efficient construction programme.
